1. Meeting all applicable requirements of the approved concept plan.
2. Installing a "Type B" landscaping screen along the full length of the northern, eastern and southern boundaries of this site (see attached). This landscape screen is to to be installed within 6 months of the issuance of the first occupancy permit, or a bond must be posted with the Knox County Department of Engineering and Public Works to gurantee such installation.
3. Constructing a 5' wide sidewalk along the Emory Church Road frontage of this site.
4. Meeting all applicable requirement of the Knox County Zoning Ordinance.

APPROVE the development plan for up to 20 detached single family dwellings on individual lots subject to 4 conditions.
1. Meeting all applicable requirements of the approved concept plan.
