Staff Recommendation
APPROVE variance 1 because of topography and the variance will not create a traffic hazard.
APPROVE the Concept Plan subject to 7 conditions
1. Connection to sanitary sewers and meeting any other relevant requirement of the Knox County Health Dept.
2. Provision of street names which are consistent with the Uniform Street Naming and Numbering system within Knox County, Ord 91-1-102.
3. Placed a note on the final that all lots will have access from the internal road system only.
4. Prior to final plat approval, the applicant's surveyor must certify that 300' of sight distance is available in each direction at the proposed Collier Rd. entrance to the subdivision.
5. A final plat application based on this concept plan will not be accepted for review by the MPC until certification of design plan has been submitted to MPC staff.
6. Meeting all applicable requirements of the Knox County Dept. of Engineering and Public Works.
7. Meeting all requirements of the previously approved use on review development plan (5-R-01-UR).
