Some concerns need to be addressed before approving. As a neighbor, living next to the location, I'd like to bring up considerations. First, the land is a water shed , retention pond, when there is rain. The pasture becomes flooded after downpour. Where would water go? Flood new properties? If land is built up to level it out, would water not be forced to run into adjacent properties? If built in the sunken field, water will still settle. If members visit after rain, presence of high water will be visible. Who wants to have a neighborhood in a flood zone? My second topic is about HEISKELL ROAD. As residents, it's necessary to accelerate quickly out of our driveways or risk getting hit by oncoming traffic. We are in the path of a dangerous part of this road, with sign stating that Hill blocks view, near the entrance of the parcel. Visibility is limited. There have been car accidents in this location due to lack of visibility. Imagine many new residents in this development, turning, within an already dangerous stretch of road, potentially causing more risk & accidents. Traffic is challenging when cars turn into the neighboring Country Walk or one of our homes. If school bus, trash truck, or mail truck are stopped, traffic gets congested. Water retention , traffic and road visibility concerns, and cramming a multi dwelling community in a rural setting where a hill blocks views should be researched before approving.

This property has now been combined with the property at 7809 Heiskell Rd., which had a filling number 12-I-25-RZ. There were several comments tied to the additional traffic. This combined with the water shed issue mention by the previous commenter are valid concerns that need to be taken into consideration.

I live west of this proposal. The traffic is already horrendous without adding the additional burden of 20 new dwellings. I would ask at most keep the density to 2 units per acre due to terrible traffic already. The entrance exit to the proposed property is in somewhat of a blind spot going both directions. Additional traffic will cause more accidents and safety concerns.

This is a horrible place for an entrance/exit for a subdivision. This road already carries more traffic than it was ever designed for and most of it is traveling well beyond the posted speed limit. We have family that lives just over this hill, and it is very dangerous pulling in and out of the driveway. I guarantee you that you are creating a situation that will result in numerous accidents. An entrance/exit to a subdivision at this location is quite frankly irresponsible and, in my opinion, shows a total disregard for public safety.

from the topo shown on C2.0: the site's existing contours run roughly from a low around El. 990' near W. Beaver Creek Drive/Evanel Way (southwest) up to a high point near El. 1023' - 1040' around the cul-de-sac (northeast), with Lazy Acres Subdivision bordering the site along the east/southeast side in that same elevation band. That means at least part of the new development's runoff has a natural grade toward the Lazy Acres boundary. Where is the proposed stormwater detention/BMP sited??

Are the site lines field-verified sightlines?? We have a concern about the traffic at the bottom of this blind hill. The issue is that very few people who travel this road adhear to the speed limit posted. Not many slow when approaching this intersection and there seems to be no concern from the county on getting people to slow down. Is there anythig the county can suggest to mitigate additionl issues that this development may cause?
