I have grown up on this road my entire life and now live on this road, there is no room for suburban style living. Every one on this road owns property that we use for farming, cattle, horses, family time and still a piece of country living . The road cannot hold more traffic , it's a tight wagon road . My family the Bells , have owned and still do own alot of this road. There is multiple cars everyday that end up in the ditch , flat tires , wrecked etc. A lot of people fly up and down this road at 40-50 mph. I drive a tundra and I have to come to a stop to pass someone. We as a road have trailers, boats, campers, live stock that are transported daily monthly. That being said there is also NO housing shortage in our area, there is so many houses on the market all over the city that can be bought and turned into a home. Building new houses in an area that has been took care of for generations by a select few families is very disappointing and down right greedy. Who ever owns this property should look in the mirror and stop adding to the gentrification of Knoxville and Knox County. You will be destroying our wild life pushing them out of the area also, we have bears, deer, coyotes, turkeys , bobcats, owls, foxes, etc. I ask that you reconsider for everyone's safety involved, and if not maybe just put 2 or 4 million dollar homes on 2 or 4 acres to ensure that the road keeps its integrity and the people keep there life style.

I urge everyone that will have a vote on this proposed development to come and drive down Nickle Road. From Western Ave all the way to Pleasant Ridge. There are sections of our road that can barely fit two cars passing at the same point plus a few blind curves. The only road in and out of this proposed neighborhood CANNOT safely handle the added traffic of a subdivision.

I'm already nervous for the traffic that will be coming when the widening of Schaad Rd begins between Western and Pleasant Ridge.
Please consider the current road condition and the size of the zoned schools before you vote on this proposal.

Nickle Road is a designated farm access road. It is already over its capacity with construction on Pleasant Ridge, Schaad and Sullivan Roads forcing added traffic daily. There have been no significant improvements to the road since the 30's except paving. Please consider the safety of our community and defer action until the road and utility projects already in motion are completed and engineering can study what needs to happen to make the road safe before more development.

The MONDAY property line borders the entire back line of the proposed subdivision.
Concerns:
1) Water drainage issues.
2) Would like to request privacy fence or tree-lined border at property line.

The road is not wide enough to fit 2 cars passing by each other. There are no safety measures for the increased traffic such as speed bumps, turning lanes, or guard rails.

I am an adjacent property owner and oppose the requested rezoning from RN-1 to RN-2. The existing RN-1 zoning is consistent with the established low-density residential character of the area, including larger lots and setbacks. I do not believe a change allowing smaller lots and reduced setbacks is appropriate for this property or consistent with the surrounding development pattern. Additionally, higher density is not suitable to traffic on the narrow road. I respectfully request that the existing RN-1 zoning be maintained.

I have lived just adjacent to Nickle Road for over 20 years and my property is adjacent to the planned subdivision. Nickle road is a narrow road that has sections where there is not room for two cars to pass. The road is narrow, crumbling at the edges and has a blind hill where this subdivision entrance would be located.

Additionally the loss of undeveloped area to absorb storm water runoff is a serious concern. There are two new homes being built on Wilkshire Drive that will be downhill from this subdivision and are likely to have storm water flowing towards these homes

Nickle Road is not designed to handle any additional traffic. Two cars cannot pass safely, and it is already a very narrow road. Signs for speed mitigation have been ineffective at making this a safer road. To add 18 more homes in this location, which is on a blind hill on a narrow road, would be a ludicrous choice.

This should be an absolute NO from the commission

The roads in the area cannot handle the additional traffic flow. These roads are not wide enough for a car and a truck to pass by one another. The homes in the area are spaced out for a reason. The home/farm owners value the additional land and space for farming, animals and enjoying the extra space. Please do not allow this development to move forward. There is plent of other vacant land that doesn't ruin an existing neighborhood.

I am very concerned about the proposed 18 home subdivision on Nickle Road.

The road is very narrow, and just around the corner from the proposed subdivision, is a nice, kiss your butt curve that does not even qualify to have a center line. Try passing a school bus or one of these massive dump trucks that inhabit this road, on THIS spot.

Early morning traffic, and late afternoon traffic is sometimes bumper to bumper when there is a wreck on the old Schaad Road, or Pleasant Ridge Rd (which is a one laned barrier lined, with bumpy, holey, and crumbling sides of the asphalt to Nickle Rd) and traffic cuts thru Nickle Rd. No wonder there is almost daily wrecks.

But my concern is this, with all this construction going on, why would anyone consider putting in a 18 home subdivision?

Plus, if each home has at least two cars, or trucks, add in Amazon delivery, Walmart delivery, Kroger delivery, special deliveries, more school buses, geez.....

I encourage each council member to take a ride on the wild side, and drive down Nickle Road during high traffic hours, and if you get home without wet drawers, from a butt factor 10 drive on this narrow winding little road, then you have better nerves than me. Please vote NO on this subdivison.

I strongly urge the Planning Commission to reconsider this development.

My husband's family has lived here for generations, and we know firsthand that Nickle Road cannot handle this. It is a narrow country road where two vehicles can barely pass in many areas. Adding an entire neighborhood would bring a massive increase in traffic to a road and infrastructure that simply were not built for it.

This would also directly impact the established Cumberland Estates neighborhood, local families, farms, and wildlife. This is not about opposing new homes. It is about putting development where the roads and infrastructure can actually support it.

This proposal is simply too much for this location. Please listen to the people who live here and reconsider.

We received the mail notice of the public hearing on the proposed Nickle Road subdivision, 0 Nickle Road/Parcel ID 79 E B 005.

We will not be able to attend the public hearing, but I would like to make a comment.

A new subdivision anywhere on Nickle Road would be ill-advised. Nickle Road is already too narrow and winding to safely existing traffic without adding additional traffic from more residents in the area. To handle additional traffic it needs to be widened and paved. It is in poor condition now, but I understand it would be difficult to repave because it is so narrow.

In short, as a resident of the area I oppose any new developments.
