I urge Planning to DISAPPROVE this rezoning request. The current RA Zoning of this property with 3 du/ac is perfectly appropriate and should not be changed.

Naturally, since his neighbor Mesasa just succeeded in securing PR Zoning at 4 du/ac on adjacent land, Mr. Sawalhah is coming to you requesting a change too. He will say that he wants to be "consistent with zoning in his area." I suspect that the real story is that Mr. Sawalhah held-out against Mesana's offers to buy his property, and now he believes he will increase the value of his property by increasing the density. You know what's next: Mr. Sawalhah will be selling his property to Mesana, and Mesana will include it in Fox Road Subdivision. Don't fall for this obvious ploy! Mr. Sawalhah is even following Mesana's play book, asking for an impossible 5 du/ac so he can whine when asked if he could reduce to 4 du/ac.

If you choose to ignore my pleading, then at a minimum you should limit Mr. Sawalhah to PR Zoning at 4 du/ac, the same zoning and density as the adjacent Fox Road Subdivision.
