Hello. I am a resident of South Knoxville and I live near Pickens Gap off of Tipton Station. I see that a request has been made to rezone agricultural land to planned residential. Of course I do not believe that a neighborhood is a good fit with the current developments in this area, but there are further considerations as well. Most of South Knoxville is on septic. How will a neighborhood have space for this? The roads around this parcel are tiny and narrow. They also do not get the same attention as other parts of the county. How will the increased traffic be accommodated? I know the planning commission considers all these factors when making these decisions. Thank you for your time.

As a homeowner in the 37920 area, this recent explosion of housing approvals has come in opposition to the strategic growth outlined in the South County Sector Plan. That plan, which I have found to be referenced often both at your meetings as well as county commission was voted on by the public as a unit and has not been followed through on with the exception of housing approval. Please consider the impact on schools, traffic, local businesses, etc. The answer thus far has been an unquestioned âyesâ because we have a âhousing shortage.â Growth is necessary and inevitable, growth without strategy is reckless. South Knox is becoming the next Hardin Valley with unmitigated growth coupled with lacking forethought and a âweâll fix it laterâ mentality. This sentiment was ignored with the other 800+ units approved over the past year or twoâ¦there has to be a limit. Please please consider more than the housing shortage before approving,

I have lived accross from this property for 23 years, Traffic is crazy enough on this little rd. Me and my neighbors will be directly affected by this. I almost get hit at least 3 to 4 times a month leaving for work in the mornings from the blind curve leading to this property's entrance. This will increase the traffic greatly, The overdevelopment needs to stop! This company has ran out of places in seymour to stack houses on, and now moving into knox county. Enough with the cookie cutter houses already. There are places for dense residential and it shouldn't be on our beautiful back roads!
I personally think we have enough buildings in this area. We need to keep some forestry and farm land. Sale this parcel to a farmer. Our out in the county/ country is starting to look like the city. We dont need this. We need to try to keep some of our farmland and the forest. I already has an issue with another property that you approved. I never knew anything was going in there other than a house and now it is somewhat commercial and very noisey, Especially when I have to listen for traffic to safely pull out of my driveway ( which when this business is open I am unable to hear if there is traffic coming and risk getting hit. Im sure this will be just a waste of time. But I put my thoughts out for you. Thank you for your time.

I have grown up in this community and the agricultural land is such an integral part. Our roads and structures are not equipped for this rezoning. Traffic has already increased with new construction and we are not equipped to deal with more.

I am writing to express my strong opposition to the proposed new zoning (4N-24-SP 8922 Pickens Gap Road) that would lead to a new housing development in my neighborhood on Pickens Gap Road. I understand the need for a new housing development in our county but this project would have a detrimental impact on our road. I live 2 doors down from where this proposed property is trying to get rezoned, which means the back of my land would back up to this new development. On our property we enjoy having our goats, pigs and chickens that would be severely impacted by having a housing project of this size right next door. This development is too large for our road. The increase in population density would put a strain on our small road. Additionally, the construction of this project would result in significant environmental damage, destroying habitats and putting wildlife at risk. This type of housing being proposed is simply not in keeping with the character of our road. I again strongly urge this to be denied and let us keep our road as it is peaceful, quiet and without a lot traffic to burden down the tranquil county environment we enjoy.
