I support the proposed redevelopment of 315 Kerbela Avenue (Case 4-A-26-OB). This project provides an opportunity to bring much-needed 55+ active adult housing to South Knoxville while adding year-round residents who will help support local businesses and strengthen the surrounding community.The property currently does not generate property tax revenue for the City of Knoxville. Redeveloping the site will create significant long-term tax revenue while putting an underutilized property to productive use. I also appreciate that the developer has worked with the community and made revisions to the proposal in response to feedback from SWAG. Their willingness to collaborate demonstrates a commitment to creating a project that benefits both current and future residents. For these reasons, I encourage the Planning Commission to approve this proposal.

Ebenezer is already overly congest at many point in the day, especially with school pick up and drop offs. The amount of traffice trying to beat out speeding cars while trying to exit and enter their neighbohoods is extremely dangerous to all the students who have to walk down and cross that dangerous road. Adding another entrance/exit right by the crosswalk at an already congested spot will exponentially rose the risk to children and family who have to walk. This area has an extremley large community of walkers of all ages. With children being of the biggest concern, Blue Grass Elementary can not handle another strain on it resources imposed by the influx of families in the affordable housing units opened down the road just last school year. We do not want this, it will not enrich our community/neighborhoods, it will only drain our BGE resources and increase the safety risk to our children and families.

A development of this density is not compatible with the surrounding area. The entry/exit directly across from Bexhill's entry/exit will create additional vehicular hazard and danger on Ebenezer Road. Further, pedestrian traffic such as children walking to and from school would be further endangered with another high-density development.

I understand this development may already be moving forward, but I hope you'll consider the concerns of those of us who already live in this area. I live directly across from the proposed development. Traffic is already a major issue, and turning left out of our neighborhood has become increasingly difficult and, at times, unsafe. This area has experienced significant growth over the past several years, with numerous apartment complexes and new developments adding thousands of vehicles to roads that were never designed to handle this volume of traffic. Our schools are also becoming increasingly overcrowded. It feels like new developments continue to be approved before the necessary infrastructure is in place to support them. I'm not opposed to growth, but growth should be planned responsibly. Roads, traffic improvements, and public infrastructure should keep pace with development, not lag years behind it. My family chose to live here because we believed this would remain a community with thoughtful, manageable growth. I respectfully ask Knox County to prioritize the needs of current residents by ensuring there is a clear plan to address traffic, road capacity, and infrastructure before approving additional large housing developments. Please put the people who already live here first by planning for sustainable growth that protects both current and future residents. Thank you for your consideration
