Please deny this request for outdoor self-storage. This company already built their 3- story indoor storage building (with 78 outdoor RV/boat parking spots) which is adjacent to this lot. See 6-D-19-UR. I can only hope the owner and the commission can find a better use of this plot.
Traffic is already very bad on Ball Camp Pike and will get worse with the construction of the Schaad Road extension. The nearby existing intersections are already dangerous to pull out of. Rezoning this plot and the adjoining plot will result in making an already dangerous situation worse and I am afraid will result in bodily injury to someone or worse.
Another storage facility in Cedar Bluff, specifically butted up against this highly residential area is a mistake. There is already an existing adjacent storage facility on the corner of Cedar Bluff Rd. and Middlebrook Pike. There is also another newer storage facility less than a mile up the road from this proposed location. Storage facilities typical diminish the general facade of an area, typically constructed as a concrete or metal box eye sore and there already seems to be plenty in this area. I don’t believe that a storage facility would help this community in any way, instead only infuriate the locals in this area. Please consider denying this request.

If you are going to approve this development, there needs to be some consideration in changing/fixing the intersection at Ball Camp Pike and Bakertown Road. Currently, it is offset and is controlled only by 2 stop signs. Additionally, there is a railroad crossing to deal with. With the uptick in traffic and this horrible intersection, it is only a matter of time until tragedy strikes.
The current planned zoning change for this area does not appear to be one that would benefit the community. The area is located on Ball Camp Pike which is already extremely congested with traffic flow, to only increase with the Shaad Rd extension project. The area in recent weeks has seen deadly motor vehicle accidents due to the level of congestion at Hitching Post and Daybreak Drive, along with the traffic that flows off of Middlebrook Pk. as well as traffic from Lovel Road. While I am sure the current land owner is interested in finding some use for the parcel of land that is currently not useable for any other purpose and can't be sold likely due to the Shaad Rd extension plan. I see no benefit. The area is already close to many restaurants and the hope of possible gaining business from either the local soccer crowd or the county park were concession are sold for the purpose of benefitting the youth sports leagues there seems like a poor choice of showing community support. I strongly urge the County Commission the reject the request for rezoning of this location.
With all due respect, this request needs to be denied and the land should zoned as remain residential /rural. There is no need for another storage facility. Has a business plan been completed for the proposed facility? There are other new storage facilities in close proximity, e.g., VERY large one near West Town Mall, another VERY large one at the corner of Middlebrook Pike and Jo Hinton Rd (just about a mile from the location of the proposed facility), and a smaller one at the corner of Middlebrook Pike and Cedar Bluff Road. We DO NOT need another storage facility in this area.
The requested use is not compatible with the character of the surrounding neighborhoods where it is proposed. The lay of the land is rolling uphill which makes it impossible to not be a large, overbearing structure. The storage units would probably rise high above the road and neighborhoods and the topography would not allow a viable solution for screening with fencing, shrubs or trees.

Please deny this request for additional self-storage. This developer is already building a massive 3-story indoor self-storage facility with plenty of additional outdoor parking areas in the adjacent lot, refer to 6-D-19-UR. Please consider a better use for this land between Beaver Ridge and Oak Ridge Highway.
Below is a link to a thread on Nextdoor that has comments from the community regarding this planned development. The overwhelming majority is not in favor of this and does not feel that it adds any value to this area. PLEASE take the comments on this thread, petition signatures, and comments on this case on your own website seriously and into consideration. Another storage unit does not aid in the advancement of the community. Members of this community are not happy about this and do not want to see this here. If this land has to be used for something, please consider denying this request and allow the community to have input on what we, the people who live in this area, would like to see here. There are two other storage facilities that are not at full capacity within 1 mile of this location. Why would we just cram another one in? Please listen to us and read the comments on the link posted below.
