I own 2 parcels adjoining 2805 Delrose Drive, parcel ID 082MC037. My home is 1609 Riverside Road which has a 334 foot long common property line with the parcel in question. I also won 2804 Brooks Avenue which is an empty lot with a 50 foot long common property line. I have lived at the Riverside Road address since 2004. I purchased 2804 Brooks in 2007. Our neighborhood's current zoning is low density residential with only a handful of other zoning types represented. Those outliers tend to be parcels that had been commercial business sites before the introduction of zoning regulations. Our neighborhood is diverse, modest, and on the whole a healthy, safe location. Introducing a 29+ acre multi-family complex into the middle of this neighborhood would negatively transform what those of use who already live here love and value about our homes. This change to what our neighborhood is - and has been for decades - is an unwarranted disruption to a stable community. With these things in mind, and concerns about traffic on Delrose and Brooks, concerns for my own property values, and the uncalled-for wholesale change to the character of my neighborhood, I oppose any change to the existing zoning of parcel ID 082MC037 a.k.a. 2805 Delrose Avenue. Please vote to deny the application.

I own property at 1604 Riverside Road that extends down to Delrose. We have had a significant increase in traffic in this area since the dump has opened. Riverside Road, where it meets Delrose, has become increasingly dangerous over the last few years as traffic diverts over a blind hill on a very narrow street. Though a large parcel, this area is surrounded by a single family residential communities that have been in place for over 50 years. All roads are 2 lanes. While I support development of the area, I do not support it at this high level of density. I don't think that a traffic study would support this zoning as well.

My opposition to this request is based on three concerns/opinions. Number one: the surrounding sectors are single-family and a multi-family complex would be out of place, in comparison. Number two: this area should be preserved as a green space as much as possible. Even a single-family neighborhood can retain some of the existing green space. Number three: how do we know this will not be a low-income housing development? Several of these built in this area, and our property values were assessed by Mayor Kincannon prior to construction, which increased our property taxes. Low-income housing also does not fit with the surrounding single-family neighborhoods.

I would be interested to know what the attached residential development entails at the address 6721 Strawberry Plains Pike/Parcel ID 84 049.01. My wife and I received a postcard today about the January 11th hearing of the planning commission. Said postcard indicated that we could receive information by visiting your website. However, no information appears other than the File Number 1-A-24-DP. I know there is an apartment/townhouse development under construction immediately southwest of our subdivision; does this new development have anything to do with expanding that development? Please enlighten us or at least tell us where we can go to obtain some information about what is proposed to transpire in our neighborhood. Thank you.
I am writing to express my strong opposition to the proposed rezoning in our neighborhood. As a concerned resident, I believe that this rezoning would have a detrimental impact on the character, safety, and quality of life in our community. The proposed rezoning, would bring increased traffic to an already dangerous road that is polluted with large trucks and people using it as a speedway. Also, the significant presence of wildlife in the area would be impacted with the destruction of their habitat. The introduction of mid to high density zoning could alter the neighborhood's appeal and result in a depreciation of property values for existing residents. I firmly believe that this rezoning is not the appropriate solution for our neighborhood. I urge the Zoning Board to preserve the unique character of our community and the best interests of its current residents.

Looking at the development plan, it appears the plan is tear down the house that was supposed to be left as a separate property and add more apartments. There is already a lot of traffic coming off Waylaid road and certain and it is hard to see to pull out onto Strawberry Plains Pike, with even more apartments being built that will make it much harder. I have seen the results of several wrecks at this intersection recently, without the extra traffic. I am opposed to the change of the development to add more traffic to that intersection, especially with the small entrance rd constructed for the apartments. I realize they are called townhouses in the plans, and mi initial understanding was they would be sold, but there are signs up to lease the currently built townhouses, not sale them.

I am co-owner of 1609 Riverside Road. My Southwest property boundary divides my property from 2805 Delrose Road. Rezoning will literally put mixed-use, higher-density development in my backyard. I am opposed to the rezoning attempt at 2805 Delrose Road. That address holds the last remaining, 30 acres of green space for several miles East of downtown Knoxville. If rezoned, it will have an extremely negative impact on the well established, surrounding community and health of the environment i.e. wildlife. It is literally a wildlife corridor which extends into the surrounding properties including my own. I want the parcel at 2805 Delrose Road to remain zoned as low density residential (LDR RN-1) with hillside protection overlay. It is our duty as a community to protect this parcel from higher density development and to protect it for future generations of people and wildlife.

I would like to express my opposition to the proposal of the property at 2805 Delrose Drive. My family has lived on this road since our home was built 73 years ago. The area cannot handle the traffic that this would cause. We have tried in the past to have sidewalks placed to no avail or for anything for traffic calming. These were deemed not needed. The area is also a natural habitat for many kinds of wildlife in which we enjoy seeing in our area as well. Our area is for single families and a multi-family neighborhood would only take away the integrity and values of our area. I am opposed to another apartment or subdivision popping up in our area. I feel that it is bad enough that in Knoxville can no longer appreciate the riverfront as it seems that all you see now is apartments or condos. We were not given a choice when the property at Marble Hill Blvd. was sold to a developer without resident input. I have endured trash dumped on my property, no privacy because people can see into my back yard and loud parties at times. The dump only increased our traffic woes, with the dump trucks and trailers losing debris into our front yard. Please consider as a longtime multi-generational resident my opposition to this proposal and let us keep our road safe, our integrity in place and leave our wildlife alone. Thank you

From a first time home owner and researching about this case and what kind of apartments or complex that can be placed in this area, it brings up red flags. My first thought is what all my other neighbors are thinking, is the traffic. The dump trucks that consistently are coming thru from early morning till the dump closes. If this is going to be low income housing (my thoughts, it has not been stated what it will be), then it is not bringing value to this great area of the east side, to the historic Williams Creek course, or to the home owners in the area that have lived here longer than me. I can drive around this area and see the history of this neighborhood and how it is changing from new owners moving in and redoing homes to make them beautiful. I think if this company or person wants to invest in this area/land they should rethink what this area is needs and not how to redevelop an area so that others can be moved from one area to another. It does not need low income housing in this area it needs something to bring value.
