Dear Commissioners, please see the attached letter regarding the requested CA zoning, the alignment with the South County Sector Plan. In particular, note that CA zone does not have landscape requirements or site plan review requirements, except for a small subset of Uses permitted on review. View Attachment

This area is not ready to handle the additional traffic this development would bring. It will surely create a danger on the roadways and extreme frustration for the current residents and those who work and frequent the area. Until infrastructure is improved, this should not even be being thought of.

Ronnie Collins (president, ABSHNA) and I have reached out to Mr. Guignard about the proposal. The neighborhood association's primary concern is preservation of the historic old house on the property. Mr. Guignard has indicated plans for adaptive re-use of the Maples House, which is exciting for the community. The community has no other concerns with the proposed request, except to encourage compatible re-use of the old structure and complementary designs where possible.
