I have lived in the Choto/Northshore area for 15 years and itâs unfortunate to see all of the neighborhoods being thrown up when nothing has been done to improve the road situation. Northshore Dr. is already so congested thereâs no way the road can tolerate another 215 homes letâs just say there are two cars per townhouse thatâs 530 more cars on the road every day. Please make plans to either widen Northshore or stop rezoning this area for residential use!!

Briarglen subdivision only has two streets, Rosemont and Heathwood Bend. These streets cannot handle an "Estimated Traffic Impact of 1573". The access to the residential area should be through the commercial area. ESTIMATED TRAFFIC IMPACT: 1573 (average daily vehicle trips) Average Daily Vehicle Trips are computed using national average trip rates reported in the latest edition of "Trip Generation," published by the Institute of Transportation Engineers. Average Daily Vehicle Trips represent the total number of trips that a particular land use can be expected to generate during a 24-hour day (Monday through Friday), with a "trip" counted each time a vehicle enters or exits a proposed development.

Regarding proposed plan, the plan shows that the development will abut my property. i have concerns about water drainage as the hill slopes down to my property. Water travels faster on paved surfaces than vegetation. I also have concerns regarding entry and egress. Ebenezer road and the traffic light at Kingston Pike cannot handle increased traffic. The road is beginning to fail where it crosses 10th creek. i have seen too many developments built with out addressing traffic, entry/egress until after the fact.

Please do not approve this development project. West Knoxville is saturated with runaway development that only benefits the developers. Those of us living here are the majority and deserve to be heard. Too much development greatly lowers the quality of life for everyone in all facets. I.e. strained schools, roads, public resources of all types etc. Please maintain the quality of life for everyone and not allow the profit of a few ruin our neighborhoods. Please do not approve this development.

The roads and infrastructure of Northshore Drive cannot support this level of density development. It creates a safety issue adding to a already overcrowded roads.
Having just received notice of the commission meeting regarding proposed zoning changes for this property, and the notices being so close in time to the holidays, our neighborhood (Briarglen), immediately adjacent to the property at issue, needs more information and time to consider any possible impact on our community. While we are not necessarily opposed to zoning changes or future development, we certainly want time for gathering information and due consideration and discussion of possible impact. Based on the potential high density residential development mentioned in the proposed zoning changes, there are reasonable questions to be discussed about traffic load and water run off, as examples. So I request that commission postpone any decision for at least a month to give us a chance to meaningfully consider and convey our opinions to you. Thank you.

Please allow our subdivision an extension of 30 days before you consider this approval vote by the planning commission. We need time to get some answers about the development as it will very definitely impact our small subdivision. We only received the notice about the meeting a few days ago. We fully understand the fact that the farm above us is likely to be developed but would like this extension to fully understand the ramifications of the proposed development.

We have concerns over the impact this development will have on our neighborhood, Briarglen subdivision and the surrounding area. After looking at their proposal, we are troubled by the" significant" additional traffic that will be created through our neighborhood if they are allowed to access Rosemont Blvd. and Heathwood Bend in our subdivision. Also flooding on Ebenezer Road has been an "ongoing" issue over "many" years and is still a problem. Run off from the development if not properly handled will add to an already bad flooding situation in this area. We are looking for responsible consideration in these matters that will affect all of our neighbors in the Briarglen subdivision and the surrounding area. Please reflect on these concerns for all of our fellow neighbors off of Ebenezer Road. Thank you.

We request a postponement of this zoning request for 30 days. We only received the postcard announcing the meeting on January 2nd, which gives us no time to collaborate. There are numerous issues that need to be addressed before the approval of the rezoning and we would appreciate the extension.

As the owner of parcel 132CB029 (212 Hanna Pt), I am extremely concerned about the proposed development of the current farm behind my family's home. The hill is prone to runoff anyway, causing a decent stream through my yard in a heavy rain. Additionally, I fear that the entrance to the neighborhood will be more prone to flooding. There have been several occasions in the seven years we have lived in the neighborhood where we have been unable to leave (or return home) due to flooding. The additional runoff created by this development will increase the frequency of these floods. What plans are in place between the county and the developer to mitigate the influx of additional water onto Ebenezer Rd and into an already overwhelmed Sinking Creek? Construction in this area has not typically benefited current homeowners in the least.
