The MONDAY property line borders the entire back line of the proposed subdivision.
Concerns:
1) Water drainage issues.
2) Would like to request privacy fence or tree-lined border at property line.

This is a ridiculous plan!! I beg you not to pass this subdivision. NICKLE ROAD IS A ONE LANE road in certain parts - and with the immense amount of construction traffic this would bring, it would be disastrous. I cant wait till a dump truck comes at me head on. Ill just sit and wait for him to back up :) Furthermore The entrance to this subdivision is on a BLIND HILL thats so steep itll make your stomach drop if you go over it too fast. There are plenty of other areas in town we can add homes. Nickle road is NOT one of them Id be happy to personally show you the major issues with this development.

Please reconsider this development it has so many impacts on a road that is tiny. This road is barely passable in some spots now, the extra traffic will only make getting off Nickle Rd onto Western or pleasant ridge a nightmare. Increased accidents too. Plus what about our tiny school that is already over-crowded. We already have outside portable units being used. Not to mention a school that is historic and has had no expansion or updates. This is farm land out here not intended for subdivisions. Please consider all the issues that come along with putting a subdivision in. There is not room!!

I am against the hillside variance exception. This just makes for more overdeveloped neighborhood chaos. Frankly, I am against the size of this entire development. There are no plans to improve Nickel Road. This will be a neighborhood traffic disaster. Scale it down and you wont need a hillside variance plus the traffic wont be as much of an issue. We dont need to be shoehorning housing into existing neighborhoods and screwing them up.

Please review the boundary line of 6216 Flint Rd. I have a 20 year old fence and wooden shed that I am stating I have adverse possession of this property that I have maintained for 45 years

The hillside protection area was initiated using code requirements. The utility easement was developed under a plan as well. Both were put in place for reasons. The applicant was not in any way deceived about the property. If they didn't do their due diligence that is their issue. The hillside protection should stand as written. There will be significant erosion on this property even with the protected area intact. Please deny this request.

Many properties in the adjacent Cumberland Estates neighborhood have problems with stormwater runoff during heavy rains. There are several homes downhill from this planned subdivision, that would experience increased water flow during rain events, including a new build at the corner of Wilkshire Drive and Flint Rd. Part of the site plan that indicates dense tree cover is under powerlines, and is not dense trees but kept clear for access. Currently the forested area protects the properties downhill from the planned subdivision from water flowing from this direction. Removing the trees and disturbing more hillside would remove this protection.

The attached pdf shows the flooding in my front yard on October 8, 2021 when the same applicant began clearing when their first application was submitted. They started without proper permitting and zero erosion control. A stop work order was issued by the city when they investigated my complaint. This applicant has already shown their disregard for the rules. You can’t put back forty year old trees when they overstep approved areas.

I would like to express my concern for this proposed property development. With the added properties over the past couple of years to Savoy Street, we have had an increase in car accidents and improper parking on a street that does not adequately accommodate parking and passing traffic, with this additional property being a two family or more dwelling being added, the improper parking and cars accidents could increase drastically, furthermore a two family house or duplex would not fit the aesthetics of the existing area.
