I am writing to express my strong opposition to the proposed new zoning (4N-24-SP 8922 Pickens Gap Road) that would lead to a new housing development in my neighborhood on Pickens Gap Road. I understand the need for a new housing development in our county but this project would have a detrimental impact on our road. I live 2 doors down from where this proposed property is trying to get rezoned, which means the back of my land would back up to this new development. On our property we enjoy having our goats, pigs and chickens that would be severely impacted by having a housing project of this size right next door. This development is too large for our road. The increase in population density would put a strain on our small road. Additionally, the construction of this project would result in significant environmental damage, destroying habitats and putting wildlife at risk. This type of housing being proposed is simply not in keeping with the character of our road. I again strongly urge this to be denied and let us keep our road as it is peaceful, quiet and without a lot traffic to burden down the tranquil county environment we enjoy.

Please do not allow this property to be rezoned as proposed. Our roads, our utilities ,our schools, are overwhelmed in this area already. I understand that development is necessary in our county, but this is not the right time nor the right place for the proposed development. I have lived on Tarklin Valley road for 35 years, in that time I don't recall our road ever being repaved. And the amount of traffic has quadrupled in that 35 years. With the new development proposed as is. I can't imagine the amount of traffic and congestion our little road will suffer. Not to mention the Pickens Gap and Highland View areas as well. Please consider the ramifications of this act, we the people of Tarklin Valley road need your support. Thank you.

As a homeowner in the 37920 area, this recent explosion of housing approvals has come in opposition to the strategic growth outlined in the South County Sector Plan. That plan, which I have found to be referenced often both at your meetings as well as county commission was voted on by the public as a unit and has not been followed through on with the exception of housing approval. Please consider the impact on schools, traffic, local businesses, etc. The answer thus far has been an unquestioned âyesâ because we have a âhousing shortage.â Growth is necessary and inevitable, growth without strategy is reckless. South Knox is becoming the next Hardin Valley with unmitigated growth coupled with lacking forethought and a âweâll fix it laterâ mentality. This sentiment was ignored with the other 800+ units approved over the past year or twoâ¦there has to be a limit. Please please consider more than the housing shortage before approving,

Please donât develop this property! Keep it agricultural. Keep these roads quiet and safe. Once this beautiful property is destroyed, itâs gone forever. Please donât go the greedy way out. Please keep it green and peaceful.

Hello. I am a resident of South Knoxville and I live near Pickens Gap off of Tipton Station. I see that a request has been made to rezone agricultural land to planned residential. Of course I do not believe that a neighborhood is a good fit with the current developments in this area, but there are further considerations as well. Most of South Knoxville is on septic. How will a neighborhood have space for this? The roads around this parcel are tiny and narrow. They also do not get the same attention as other parts of the county. How will the increased traffic be accommodated? I know the planning commission considers all these factors when making these decisions. Thank you for your time.

I am totally opposed to any more subdivisions and growth in the Seymour area until we can get our traffic and roads under control! Heartland development, etc. needs to be immediately stopped from purchasing more farmland. Our area is being ruined by these greedy developers.

I am just trying to understand what is going on with this property. It is a drainage area in between Schaeffer Road and Pellissippi Parkway. There is a rezoning sign on it and I am just wanting to know if someone is trying to build, widen the road or what?

ill I live off Boydâs Creek too and share your sentiments. Weâve been here since 2019 and the development is crazy just since then! Iâd love to voice my opinion! Our country is being forced to house people who donât belong here!! I have to believe that accounts for something. We had an out of state builder throw 4 new houses on our street. Besides being poorly constructed, they are ugly!! Three of the houses have RENTERS; not owners. Weâve had domestic disputes, property damage, and noise that we never had to deal with before those houses went in. One of them has 5 high end cars parked on the property that NEVER move. So are there 5 drivers there?? We never see them. Illegals are my guess and Iâm sick of it!! Stop overcrowding and giving our land to developers! We came here to get away from that!!

I have lived accross from this property for 23 years, Traffic is crazy enough on this little rd. Me and my neighbors will be directly affected by this. I almost get hit at least 3 to 4 times a month leaving for work in the mornings from the blind curve leading to this property's entrance. This will increase the traffic greatly, The overdevelopment needs to stop! This company has ran out of places in seymour to stack houses on, and now moving into knox county. Enough with the cookie cutter houses already. There are places for dense residential and it shouldn't be on our beautiful back roads!

I am writing to express my concerns regarding the proposed plan amendment for the property located at 8922 Pickens Gap Road, as noted in File Number 4-N-24-SP. I believe that this land should be preserved as it currently stands, to be used either as a homestead or for agricultural purposes. The current plan designation of AG (Agricultural) and HP (Hillside Protection) reflects the character and history of the area, which has long been recognized for its natural beauty and productive farmland. Changing the designation to RR (Rural Residential) and the zoning to PR (Planned Residential) would not only disrupt the landscape but could also lead to increased traffic, environmental degradation, and a loss of community heritage. As a member of the local community (or concerned citizen), I respectfully request that the commission consider the long-term impacts of such a zoning change and the irreversible damage that could be done to the land and its surroundings. I urge you to maintain the current zoning and plan designations, allowing the property to continue serving as a valuable resource for farming and as a cherished homestead.

What other means of ingress and egress are there if itâs not connected to the Lobetti landing subdivision? My concern would be unnecessary traffic in the subdivision due to poor planning of this new development. What are the positives for the existing residents of lobetti?

This is in between to residential lots and connects to a lot my son has and makes no sense to me that commission would want to put a storage building in the middle of residential housing on a small curvy road barely wide enough for two cars to pass much less moving trucks. Please leave our neighbor hood as residential zoned . It is enough to deal with all the housing much less a commercial business in our back yard.

I have grown up in this community and the agricultural land is such an integral part. Our roads and structures are not equipped for this rezoning. Traffic has already increased with new construction and we are not equipped to deal with more.
I personally think we have enough buildings in this area. We need to keep some forestry and farm land. Sale this parcel to a farmer. Our out in the county/ country is starting to look like the city. We dont need this. We need to try to keep some of our farmland and the forest. I already has an issue with another property that you approved. I never knew anything was going in there other than a house and now it is somewhat commercial and very noisey, Especially when I have to listen for traffic to safely pull out of my driveway ( which when this business is open I am unable to hear if there is traffic coming and risk getting hit. Im sure this will be just a waste of time. But I put my thoughts out for you. Thank you for your time.

I Oppose the rezoning of 8922 Pickens Gap Rd Knoxville TN 37920. Our schools and neighborhood roads are too small to handle the traffic ,and overcrowding this would create. Please vote no to this Development and rezoning.
