We're dealing with 75 years of urban sprawl planning that no longer serves the needs of this city. In the midst of a terrible housing crisis that seems like he just keeps getting worse and worse and more and more expensive it's time to rethink how we use our small lots in the CN zoned property. With this revision as I understand it it would allow townhomes and condos and other medium density housing options to be built. This seems like a reasonable revision in the current zoning laws to address our crisis state of housing in Knoxville.
This is a horrible idea that completely ignores the needs and desires of property owners that have lived in the neighborhood for decades and paid an untold amount of property taxes to Knox Co. Simply listening to the constituents whose lives would be negatively impacted and not the minority of businessmen who would profit would make this an easy decision.

Scenic Knoxville believes itâs imperative to incorporate design standards in the regulations for converted duplexes. Design standards protect existing property values, preserve architectural integrity, and promote the aesthetics and stability of a neighborhood. They enhance the quality of life for all residents. Scenic Knoxville was delighted when a robust set of design standards was included in the recently passed Missing Middle Housing ordinance. Article 9.3.J states that âThese design criteria help to ensure duplexes fit into surrounding neighborhoods.â In the end, a duplex is a duplex and we should not have a different set of standards for new vs converted duplexes. Design standards do not exclude the construction of affordable housing. To the contrary, they assure it will be accepted and embraced by the neighborhood where it is located. Itâs clear from reading the comments on the Planning Commission website that thereâs a great deal of opposition to this amendment within our community. We think requiring design standards, so residents know the converted duplexes will blend into their neighborhood, will go a long way toward dampening this opposition.
