Staff Recommendation

Staff recommends approval of Certificate 10-C-24-HZ as submitted.

Applicant Request
Roofing
Modification of COA 3-E-24-HZ, related to the proposed accessory dwelling unit/secondary structure. Revised design of secondary structure will modify the dormer on the west elevation of the accessory structure. The previously-approved dormer had a front-gable roof, and the revised dormer will have a shed roof to respond to building height restrictions. The dormer will have three paintable fiberglass-clad windows. All other materials, dimensions, and design elements to remain the same.

Staff Comments
Modified Queen Anne, c.1910
Two-story frame residence with a side-gable roof clad in asphalt shingles, an exterior of vinyl siding, and a brick foundation. Enclosed porch extends the full length of the façade. Multiple secondary entries.

1. 217 E. Scott Ave is a contributing resource to the ONK National Register Historic District and local overlay. The overall exterior rehabilitation project (including a new secondary structure) was approved in March 2024 (3-E-24-HZ).

2. Revisions to the new secondary structure's roofline and dormers exceeds what can be approved administratively.

3. The revised design includes a dormer roofline consistent with the other dormer and the overall design. The secondary structure will be compatible with the primary structure.
