APPROVE Certificate 11-A-13-DT subject to the following condition: The small rectangular windows on the first floor Cumberland Avenue elevation shall have an exterior muntin that is a similar profile as the existing windows (a spacer between the glass is not required but can be installed if the owner chooses to do so).

Applicant Request
:
    • Replace the existing second story windows along the Gay Street and Cumberland Avenue elevations, and the small first floor windows on the Cumberland Avenue elevation as shown in the attachments.
    • The existing second story windows are not original and the replacements will be the same size and configuration (double hung, one-over-one), and made of aluminum with a baked on finish.
    • The existing first floor windows appear to be original wood 6 pane awning windows (tilt-in), however, two had previously been removed and replaced with either a vent cover or window air conditioner with plywood fill. The replacement windows will be the same size and configuration (6 pane awning style) and made of aluminum with a baked on finish. The muntins used to replicate the window pane configuration will be between the glass only, not on the exterior.

Property Notes / Work to be Completed
    • The building is NOT within a national register historic district, though it was built in 1924 and retains most of its original design elements. Section 1.B (Private Realm) of the guidelines apply to this building only, not the historic resources section. Being that the small rectangular windows on the Cumberland Avenue elevation are presumably the only remaining original windows, in staffs opinion the replacement windows should retain this historic look and include an exterior muntin that is a similar profile as the existing windows.
