Site Plan - Front setback shall be 31' with an 8' deep porch extending into the front yard, resulting in a 23' build to line (closest portion of structure to front property line). The west side yard setback shall be 10'10" and the east side yard setback shall be 10' 9". A private sidewalk shall extend from the front porch steps to the front property line. The parking shall be accessed only off the alley and shall be gravel. A tree shall be planted in the front yard space.
Architectural Front Elevation - The roof shall have a 6:12 pitch. The maximum exposed foundation height in the front shall be 2'. Two 3/5 windows shall be covered by the porch with the front door. One 3/5 window shall be on the left of the porch.
Side elevations and all details shall be consistent with the approved plans.
