APPROVE Certificate 11-C-13-DT with the following conditions: 1) Clean and repoint the masonry using the National Park Service recommendations in Preservation Brief #1 (Assessing, Cleaning and Water-Repellent Treatments for Historic Masonry Buildings) and Preservation Brief #2 (Repointing Mortar Joints in Historic Masonry Buildings); 2) If needed, the replacement door and windows should be a wood exterior (non-clad).
Recommendation
APPROVE Certificate 11-C-13-DT with the following conditions: 1) Clean and repoint the masonry using the National Park Service recommendations in Preservation Brief #1 (Assessing, Cleaning and Water-Repellent Treatments for Historic Masonry Buildings) and Preservation Brief #2 (Repointing Mortar Joints in Historic Masonry Buildings); 2) If needed, the replacement door and windows should be a wood exterior (non-clad).Applicant Request
:- The intent is to NOT change the building façade, but to stabilize and improve the current structure, maintaining the historic integrity of the building as much as possible.
- 1) Clean, preserve and stabilize any loose masonry (brick and marble) and mortar on the front and side elevation. The masonry will not be powerwashed. Brick that has begun pulling away from the structure will be reattached.
- 2) Repoint the brickwork near the top 1/3 of the façade, which are coming loose, using historically correct procedures.
- 3) Repair or replace in-kind the second story windows on the front elevation.
- 4) Repair or replace in-kind the residential door on the far right of the front elevation.
- 5) Replace rotten wood on the storefront in-kind.
Property Notes / Work to be Completed
- This building is within the Southern Terminal and Warehouse (National Register) Historic District, so the guidelines in Section 1.C (Historic Resources) will apply to the proposed work.
- Section 1.C.2a - Restore and maintain storefronts as they were originally.
- Section 1.C.3d - Maintain original height and materials for doors that are consistent with the use of the building, such as residential, commercial, or banking purposes.
- Section 1.C.4a - Repair rather than replace historic windows.
- Section 1.C.4b - Replace windows if repairs ar not possible with matching windows, including duplicating design, operation, material, glass size, muntin arrangements, profiles, and trim.
- Section 1.C.5a - Repair masonry with stone or brick and mortar that match the original.
- Section 1.C.6a - Do not sandblast, water blast, or use other abrasive or corrosive methods to clean or restore historic structures.
