Additions; Deck
Revision to previously-issued COA 6-H-24-HZ, related to the garage door. The new design will feature a composite garage door with a cypress/walnut wood-look finish, using a horizontal panel carriage-style design and a three-light transom window.

Scope of work also includes the construction of a new 17'-6" wide by 20'-3" deep deck on the rear corner of the house. The deck will be made from composite (AZEK TimberTech PVC decking) and will be partially covered by a hipped roof clad in architectural shingles to match the existing roof. The deck will feature a vaulted beadboard ceiling, wood railing, and tapered wood posts to match the existing front porch.

Conditions of approval per 11/21/2024 HZC: 1) siding material on side elevation of porch roof to be provided to staff for approval; 2) final column specs to be provided to staff for approval.

American Four Square, c.1915
    Two-story frame residence with a hipped roof clad in asphalt shingles and a hipped-roof dormer on the façade. Exterior features brick veneer cladding on the first story and wood lap siding on the second story, with a decorative flare at the belt course. Brick foundation.

C. Porches
2. Design elements to be incorporated in any new porch design must include tongue and groove wood floors, beadboard ceilings, wood posts and/or columns and sawn and turned wood trim when appropriate. If balustrades are required, they must be designed with spindles set into the top and bottom rails.

L. Additions
1. Locate exterior additions at the rear of or on an inconspicuous side of a historic building, limiting the size and scale in relationship to the historic building, and using appropriate proportions.
2. Design new additions so that it is clear what is historic and what is new.
3. Consider the attached exterior addition both in terms of the new use and the appearance of other buildings in the historic district. Additions shall be distinguishable from the historic building, but shall be compatible in terms of mass, materials, size, texture, and scale. Additions shall be designed so they can be removed without destroying the form of the historic building.

M. Auxiliary or Outbuildings
4. Materials used in constructing outbuildings or accessory buildings may only use materials and design characteristics selected from the following list: wood lap siding with a four inch lap or board and batten; a 12/12 roof pitch; overhanging eaves; exposed rafter tails; wood windows; masonry but not exposed concrete block or split-face block; garage doors appearing to be carriage doors or plank doors with x-bracing or perimeter reinforcing timbers.
