1. Under the Infill Housing overlay, the DRB reviews additions visible from the primary street. The proposed addition will be visible from both sides on East Caldwell Avenue.
2. The addition is proposed for the rear of the house, which meets design guidelines for placement.
3. Guidelines recommend that exterior cladding, roof materials, doors, and windows should be compatible with those on the existing house. The proposed in-kind vinyl siding, asphalt shingles, and 6/6 double-hung windows reflect the existing house and the guidelines.
4. The proposed roof extends the existing front-gable roof at the same pitch.
Staff Comments
New rear addition. One-story addition will measure 26'-4.75" wide by 13'-4" deep, projecting from the rear (southeast) and flush with the existing house. The addition will feature a front-gable roof clad in asphalt shingles that extends the existing roofline, an exterior of in-kind horizontal lap siding, and a CMU/slab foundation clad in stucco. The addition will feature three 6/6 double-hung windows on the rear elevation and a secondary entrance with a deck on the right elevation.
