Approve the request for a reduction of the peripheral setback in the former RP-1 district from 25 ft to 19.5 ft for the subject property, subject to 4 conditions.
The RN-2 Single-Family Residential Neighborhood Zoning District is intended to accommodate low density single- family residential development on relatively small lots with smaller setbacks within the City of Knoxville. Two-family dwellings may also be allowed by special use approval. Limited nonresidential uses that are compatible with the character of the district may also be permitted.
The HP District is intended to protect Knoxville's significant natural topographic features, and to prevent potential serious consequences from hillside development, such as increased erosion, fire, or flood hazards, and property damage.
