Architectural Elevations - Roof pitch is 5:12. The front door is centered on the front façade with a window to the right and one to the left on the front façade and within the porch space. The porch is 29' wide X 8' deep. The front exposed foundation is between 8" and 24". There is a 4'X4' side stoop/step for the side entrance but the stoop/step does not sit on the driveway/parking pad. There are three windows on the right side elevation. There are two windows and one door on the left side elevation.
Site Plan - The side yard setback on the south side is 22'11". The side yard setback on the north side is 25'5". The front yard setback shall be between 20' -25' with the porch entering the front yard setback space. There is a walkway leading from the front porch to the font property line. A deciduous tree is planted in the front yard space. The driveway is 12' wide and extends 25' past the habitable portion of the house.
It is the responsibility of the applicant to ensure that the approved plans/certificate of appropriateness is followed; any deviation more than 12" shall need a new approval from the Infill Housing Design Review Committee. The attached plans show all detail and are stamped as part of the Certificate of Appropriateness. If you have any questions regarding the Certificate please contact MPC at 215-2500.
