Staff Recommendation

The property is located within the TDR land use area, in the RN-2 zoning district. The selected MH type is fourplex.

The lot width is 50', with an alley/secondary access to the property.

The proposed front setback is 20.36' from the closest point of the curve to the front porch. The average front setback of the block is 25.11'. Rear setbacks are above the 15' minimum. The corner side setback is 9.72' at the closest point (projecting bay window). Bay windows may encroach up to 5' in side setbacks.

The building is two stories tall.

The building is 33' wide by 60' deep, which is within the building width and depth maximums for a fourplex. The 60' wide side elevations incorporate projecting elements to satisfy 4.6.E.4.b.

The application incorporates 8' deep porches on the front and rear, a projecting entry feature measuring 18" or more, and 12" eave overhagns to satisfy Article 4.6.E.4.c.
