The Planning Commission approved RN-5 (General Residential Neighborhood District) zoning because it is consistent with the North City Sector Plan?s MDR (Medium Density Residential) designation as described at the time of the applicant?s initial request.
The OP Office Park Zoning District is intended to accommodate large office developments and office parks/ campuses. The district is oriented toward larger-scale complexes that may include accessory services for employees such as personal services, restaurants, and retail establishments. District standards are intended to guide the development of office as a more campus-like environment.
The RN-5 General Residential Neighborhood Zoning District is intended to accommodate medium density residential neighborhoods in the City of Knoxville comprising a heterogeneous mix of single-family, two-family, townhouse, and multifamily dwellings. The RN-5 District may also serve as a functional transition between traditionally single-family and two family residential neighborhoods within the City, and more intensely developed residential or commercial areas. Limited nonresidential uses that are compatible with the character of the district may also be permitted.
