Recommendation
Staff recommends approval of Certificate 6-C-21-IH as submitted, with the condition that final site plan meet City Engineering requirements.

Property Notes / Work to be Completed
    • Proposed new secondary structure (garage). The garage will be recessed behind the primary structure, set 9' from the north interior property line, 17' from the south interior property line, and 14'-9" from the rear property line. The garage will measure 24' wide by 20' long with one 7'-3" tall by 9' wide garage door fronting the alley. Garage will feature a 4/12 pitch gable roof clad in asphalt shingles, an exterior of vinyl siding, with round louvered vents in the gable fields. Garage will rest on a concrete slab foundation.

      • - Garages which are perpendicular to the alley should be around 18 feet from the center line of the alley pavement, allowing a comfortable turning radius for a driver to enter a garage.
