Staff Recommendation

Staff recommends approval of Certificate 6-C-21-IH as submitted, with the condition that final site plan meet City Engineering requirements.

1. The garage is modest in size and design and will be located behind the primary residence. The proposed setbacks meet the requirements of the base zoning and City Engineering requirements. Placement of the garage is appropriate. Due to vegetation on the site and the narrow lots, the garage will not be visible from the right-of-way.

2. The proposed scope of work will not create a new curb cut or driveway, and access will be provided from the alley.

3. The garage features a side-gable roof with a pitch which reflects the primary structure's roof, along with vinyl lap siding and an asphalt shingle-clad roof. All materials meet the design guidelines for secondary structures.

Staff Comments
Proposed new secondary structure (garage). The garage will be recessed behind the primary structure, set 9' from the north interior property line, 17' from the south interior property line, and 14'-9" from the rear property line. The garage will measure 24' wide by 20' long with one 7'-3" tall by 9' wide garage door fronting the alley. Garage will feature a 4/12 pitch gable roof clad in asphalt shingles, an exterior of vinyl siding, with round louvered vents in the gable fields. Garage will rest on a concrete slab foundation.
