The site is relatively flat with few environmental constraints, so is appropriate for development at the maximum density allowed under the LDR sector plan designation. The applicant has provided the attached conceptual plan and architectural elevations for four duplexes (8 total dwelling units) proposed for the property. The plans appear to meet the general regulations of the proposed PR zoning district. The adjacent property to the north and east is zoned RB, which allows attached residential development at a density of up to 12 du/ac, with no public plan review by MPC.
