Approval for addition of deck w/french door access, window replacement and garage door repair or replacement w/salvage or new to simulate. Repoint brick/replace siding only as necessary to repair deterioration. Add storm windows and curb cut.

    • Deck
    • Add a wooden deck in the southwest corner of the house. The deck will be on level with the living quarters of the house, and will not extend past either the southernmost wall or the westernmost wall of the house. This area of the house is hard to see from the sidewalk or even the alley. See attached photos and renderings.
    • Doors
    • The garage doors have been repaired with brackets and hinges, but are no longer in a condition where additional repair is possible. Replace with an automatic metal garage door that mimics the carriage house style while providing a more secure, energy efficient, convenient access to the house. Wooden french doors would be added to access the new deck. See drawings.
    • Windows
    • The area above the garage was an old porch that got enclosed at some point using various window styles. The old windows will be taken out and new wooden windows that match the style of the main house will be installed. See drawings.
    • Curb Cut
    • The garage has two concrete tracks between the sidewalk and the house, but not a curb cut to the street. Add a curb cut and pavers in the median between the sidewalk and the street. Retain grass strip between tracks.
    • Siding
    • There is one board that has fallen off the northwest side of the house. That would be repaired, as well as siding added to any areas of the back room where windows are taken out but not replaced with new windows.
    • Storm windows
    • The storm windows are unpainted aluminum and are all missing either screens or panes. These would be removed and new storms, painted to complement the cream-colored trim on the front porch, would be installed.
    • Brick Masonry
    • Repoint foundation /chimney as needed.

    • Style: Queen Anne Cottage (c. 1915)
      • One-story frame with weatherboard. Hip roof with lower cross gables asphalt shingle, and sawn wood attic vents and bargeboards. Double-hung 1/1 windows. One-story two-bay front porch with ionic capitaled columns. Two interior offset chimneys with chimney pots. Cast concrete block foundation. Irregular plan. Recessed sidelights and transom at front entry. (Contributing)
