This COA shall only be applicable if the property is owned by the applicant.

Site Plan - The font yard setback shall be 27' with a 8' deep porch encroaching into the setback. The east sideyard setback shall be 9.99' and the west side yard setback shall be 11.97'. The house shall be 28' wide with a 20' wide porch on the front. A private sidewalk that connects the porch to the street shall be constructed. The parking shall be accessed off the alley and is 20' wide and 30' deep. A private sidewalk connects the parking pad to the back door. A tree shall be planted in the front yard.

Architectural Elevation - The roofs have a 12:5 pitch and the porch roof has simulated shakes and is supported by double posts at the edges. A door and three windows are on the front elevation. The left elevation contains three windows and the right elevation contains two, while the back elevation contains one window and one door.

All details shall be consistent with the approved plans that are part of this COA.
