Level 1: Minor alteration of an existing building/structure

This proposal is a revision to a plan previously approved by the board in March 2014 (CoA 3-A-14-DT). The following items of the previously approved plan will NOT change: the lighting, painted sign, existing shed structure, wood fence enclosure and retractable screen.

New windows openings are proposed on the wall facing the existing alley (driveway) to bring natural light into the restaurant. New windows will be Kolbe metal clad wood windows with clear insulated glazing.

The egress stair addition has been reduced in size, will have a minimally sloped roof. On the south elevation (rear) and west elevation (facing the alley), storefront style windows and double door will be installed. The exterior walls will be finished in Hardie Lap siding.

A new canopy structure is proposed to be added adjacent to the new egress stair, which will provide covered access to the smoker and walk-in cooler. The new canopy structure will be lower than the adjacent stair component and will have four painted posts and a standing seam metal roof.

On the south elevation (facing the alley), the previously approved door will be moved closer to Jackson Avenue.

Staff Comments
Section 1.C (Historic Resources) of the guidelines will apply for this proposal because the building is located in the Southern Terminal and Warehouse (National Register) Historic District.
