Staff Recommendation
RECOMMEND that County Commission APPROVE PR (Planned Residential) zoning at a density of up to 5 du/ac.
PR zoning at the requested density is consistent with the sector plan designation and will allow uses compatible with the surrounding land uses and zoning pattern. The site is not shown within the hillside protection area on the sector plan, and has direct access to Brown Gap Rd., a minor collector street with 20 feet of pavement width, so is appropriate for development at the maximum density allowed under the LDR sector plan designation.
Disposition Summary
RECOMMEND that County Commission APPROVE PR (Planned Residential) zoning at a density of up to 5 dwelling units per acre.

Case History

This program aims to increase transit in disadvantaged communities and reduce the impact of climate change. Knoxville-Knox County Planning, in partnership with KAT and the city, will develop a Transit-based Opportunities Map to identify locations for development along key transit corridors that target attainable housing and employment opportunities. Transit-oriented development (TOD) prioritizes efficient, equitable, sustainable development. It also helps reduce poverty and further benefit communities by:

  • Encouraging greater transit use,
  • Reducing automobile use,
  • Maximizing existing infrastructure
  • Reducing emissions, and
  • Providing mixed and low-income housing options.
