Reason for Closure
To bring the two parcels, 081ML009 and 081ML007, back into uniformity with the rest of the block.
Comments / Recommendations
− +BACKGROUND: Parcels 081ML007 (Lot 96R) and 081ML009 (Lot 94R) were originally platted in 1899, with the front property line aligned with the rest of the blockface (Lots 94-96 in inst. # 18990503000000). The depth of these lots was reduced through a right-of-way dedication before the 2001 plat of the subject parcels (inst. # 200104200071140).
COMMENTS:
-- Planning: Planning has no objections to this closure since this would align the front property lines with the rest of the blockface. The closed portion will be added to the two abutting lots (96R and 94R) and allotted the same zoning (RN-2 (Single-Family Residential Neighborhood) and H (Historic Overlay)), per Article 3.2.B.1 (Interpretation of Boundary Lines).
-- Engineering: The City Engineering Department has no objections to close the above-described right-of-way area. However, should this right-of-way be closed, the City will reserve easements for all drainage facilities and utilities, if there are any current facilities, located in or within five (5) feet of the property described herein. No easements are reserved if there are no current facilities within the closure area. If any existing facilities or utilities are found not feasible to the site development or use, they may be removed and relocated, subject to City Engineering and/or other applicable easement holder review and approval.
-- Addressing: The proposed closure is not expected to impact any addresses.
-- Fire: Approved for closure.
-- Parks & Recreation: Parks and Recreation does not have an issue with the closure. We do not anticipate having to widen the sidewalk in the area.
-- KUB: We have reviewed our records and, as far as we have been able to determine, KUB has no existing utility facilities located within the subject right-of-way area and we have no objection to the requested closure. However, KUB does not release and hereby retains all easements and rights for existing facilities, whether or not identified in our research.
-- AT&T: AT&T has no objections to this request to close.
-- TDOT: No state right-of-way or roadways appear to be impacted by the closure. The Department takes no objection to this request.
