APPROVE the Concept Plan subject to 6 conditions:

1. Connection to sanitary sewer and meeting any other relevant requirements of the Knox County Health Department.
2. Provision of street names which are consistent with the Uniform Street Naming and Addressing System within Knoxville (City Ord. 0-280-90).
3. Coordination with and approval by both the Knoxville Department of Engineering and the Town of Farragut on the design and relocation of the detention basins for this area of Turkey Creek to tax parcel 142DA009 prior to obtaining development approval for the commercial lots.
4. Review and approval by the Knoxville Department of Engineering of the Traffic Impact Study and proposed lane configuration and signalization for the intersection of Parkside Dr., and the proposed public street (Turkey Cove Ln.) prior to obtaining Design Plan approval from the City for this proposed subdivision.
5. Meeting all applicable requirements of the Knoxville Department of Engineering.
6. A final plat application based on this concept plan will not be accepted for review by the MPC until certification of design plan approval has been submitted to the MPC staff.
